Shifting homes in Sundarnagar
Sundarnagar was the capital of the old Suket state, and it is one of the few Himachal towns laid out on level ground. The broad valley floor carries the highway, the bazaar at Bhojpur and a spread of houses among fields, while the Mahamaya temple and the older villages sit on the ridges around it. At a little over 1,100 m, it has neither the heat of the plains nor the snow of the higher towns.
The big landmark is the BBMB lake, a balancing reservoir fed by a tunnel from the Pandoh dam on the Beas, whose water runs on towards the Sutlej to make power. The Bhakra Beas Management Board's colony beside it houses engineers and staff who move on transfer between Sundarnagar, Pandoh, Slapper, Talwara, Nangal and the board's headquarters in Chandigarh. The engineering college and the polytechnic add teachers and students.
Homes here are mostly independent houses of two or three storeys, often with a shop on the highway below and the family above, and new houses keep going up on former farmland. The BBMB colony has its own quarters and roads. A move inside the town is easy for a small truck. The work lies in the old bazaar's lanes and in the hillside villages, where a house can sit a steep path above the road.

Society and building rules
Most homes are owner-built houses with tenants on one floor, so the landlord, often living in the same house, is the one to square the rent, the power bill and the deposit with. BBMB quarters and government housing go back through their estate offices once they have been inspected, which fixes the loading date. Student rooms near the colleges are cleared by the end of term. For a house on a shared path, warn the neighbours that the crew will be carrying past their doors.

Where the truck can stand
The valley floor lets a 14 or 17 ft truck reach most houses near the highway and in the colony. The old bazaar's lanes are narrow and busy, and a pickup works them. On the slopes around town, link roads are steep, single lane and in places unpaved, and a house may be several minutes' walk up a path from where any vehicle can stop. For a load leaving the state, the big truck waits on the highway.

Traffic and timing
All the traffic between Chandigarh and Manali runs through Sundarnagar, tourist buses and trucks included, and Bhojpur slows at school and market hours. The April to June tourist season and the rush around the New Year add to it. Navratri brings crowds to the Mahamaya temple and the roads near it. For a truck at your gate, a weekday morning is the least crowded time.

Summers are warm, near 33°C in June, and winters cold, with frost on the fields in December and January, though snow in town is rare. Plan hardest around the monsoon. From July to September heavy rain brings slips on the highway and the link roads, and khads in the valley overflow, so packing then goes under polythene. October and November, and March to May, are the easiest months.

I work for BBMB and have been transferred to Chandigarh. Can you work to my quarters handover?
Yes. The estate office gives you a handover date and the board a joining date, and we pack and load ahead of the inspection, in the days between them. The goods list and the GST bill are made out as your claim needs them. Chandigarh is about 180 km, so a load leaving Sundarnagar in the morning is unloaded there by evening.
Our house is up a footpath above the road. How is it moved?
The pickup parks where the road passes closest to the house, and from there everything is carried by hand. Beds, almirahs and tables are taken apart in the house so they can go down the path. The distance and the steps are counted at the survey, the crew is sized for them, and the quote lists the carry as its own line.
Can you move us from Sundarnagar to Mandi in a day?
Yes. Mandi is about 25 km along the highway, so the house is packed and delivered in one working day. The Mandi end often takes longer, with the old town's lanes and steps, so send the new address early and a smaller vehicle or a carry is planned if needed.
Will the monsoon delay a move out of Sundarnagar?
