Shifting homes in Mohali
Mohali was laid out as Chandigarh's Punjab neighbour, and its first part copies the grid: Phases 1 to 11, with numbered houses on plots of different sizes, a market in each phase and wide roads between them. Many of these houses have been split into floors, with the owners downstairs and tenants above. Beyond them, the sectors running out towards the airport, Kharar and Landran are newer, with gated towers, builder floors and plotted colonies still filling in.
That gives two kinds of move. A phase house means a staircase, a narrow front yard and a truck at the gate, with the heavy furniture carried down by hand. A tower in the newer sectors or along Airport Road means a service lift, a gate pass and a shifting slot set by the facility office. Kharar has a great many flats in mid-rise blocks, some with small lifts and some with none, packed close along roads that were never planned for them.
People come to Mohali for the IT and pharma offices in the industrial phases and at IT City, for Fortis, Max and the other hospitals, and for IISER and ISB in Knowledge City and NIPER in Sector 67. Several Punjab government bodies have their offices here, and the School Education Board sits in Phase 8. Moves in and out follow new jobs, hospital postings and the academic year, and plenty are simply a family crossing the tricity for a bigger home.

Distances inside Mohali are short on paper. Phase 3B2 to Aerocity is about 10 km, and a phase house to a Kharar flat about 12 km, both a one-day move for a 2 BHK. The time goes elsewhere: waiting for a service lift, carrying a double bed down a phase house staircase, and sitting in the evening queue at the Kharar flyover or on Airport Road. A move across into Chandigarh or Panchkula is priced as a local job.

Phases 1 to 11
The original grid of numbered houses, many split into floors. Wide roads and space at the gate, with a stair carry for anyone above the ground floor.
Sectors 66 to 80
Newer sectors with GMADA houses, cooperative society flats and towers. Gate passes and lift slots in the societies, open access at the houses.
Airport Road and Aerocity
Towers and plotted blocks along the road to the airport. Loading bays in the big societies, and heavy traffic at the chowks in the evening.
Kharar and the Landran road
Mid-rise flats built close together, some without a lift, on roads that jam at the Kharar flyover and the Landran junction. A smaller truck often works better here.
New Chandigarh and Mullanpur
Large new townships north of Chandigarh, with long approach roads, wide gates and lifts that are sometimes still run by the builder.
Knowledge City and Sector 81
Campus housing for IISER and the research institutes, with its own gate formalities. Faculty moves come with fixed joining dates.

Society and building rules
Societies on Airport Road and in the newer sectors issue a gate pass once maintenance is cleared, book the service lift for a fixed slot and usually keep moves to daytime. Some ask for a refundable deposit, and tenants may need the owner's written consent. A phase house has no office, but where the floors are let separately, the owner downstairs should know the day and the hours. In New Chandigarh towers recently handed over, lift bookings sometimes still go through the builder's site office.

Where the truck can stand
Phase houses have a front yard and a road that takes a 17 ft truck with space to spare, and the only snag is cars parked outside the neighbours' gates. Towers have a loading point inside the gate, though the walk to the far block can be long. Kharar is the tight part: blocks built close, narrow service roads and shops spilling onto them, so we send a 14 ft truck, or a tempo for the narrowest blocks. On Airport Road the truck can only turn in where there is a cut in the median.

Traffic and timing
Office traffic backs up at YPS Chowk, on Airport Road, at the Kharar flyover and at the crossings into Chandigarh between roughly 8.30 and 10.30 am and through the evening. Heavy trucks may enter Chandigarh only in certain hours, and a load crossing over is timed to them. Cricket match days at the Phase 9 stadium and at Mullanpur close the roads near them. The last days of the month and weekends fill up first.

Weather and the months to plan around
Summer is hot, with June afternoons around 42°C, and loading is done before midday. July and August bring heavy rain, and parts of Kharar, Aerocity and the low sectors can stand in water for a few hours, which holds trucks up. December and January are cold, with morning fog. Late winter and the weeks after the monsoon, roughly February, March, October and November, are the pleasant ones, and the calendar fills quickly then.

We rent the first floor of a phase house. How do you get the furniture down the outside stair?
Everything that unbolts, the beds, the wardrobe and the dining table, is taken apart upstairs and carried down piece by piece. A sofa or a fridge is measured against the turn of the stair at the survey, and anything that will not fit comes down over the balcony on ropes, a step that is priced in the quote. We also ask the owner downstairs to keep the gate and the space outside it clear.
Can you move us between Mohali and Chandigarh or Panchkula on the same day?
Yes. The tricity is one local move, 10 to 25 km door to door. What needs planning is Chandigarh's restriction on heavy trucks, which can mean packing in Mohali in the morning and delivering to the Chandigarh sector once trucks are allowed in. Towers at either end need their own slots.
Is Kharar harder to move in than Mohali?
Often, yes. Blocks are close together, service roads are narrow and shops spill onto them, and some buildings have a small lift or none. We send a smaller truck, carry more by hand and start early to beat the queue at the flyover. A video call showing the building and the road lets us plan it before quoting.
I am joining IISER. Can you bring my household from another city?
Yes. Campus housing in Knowledge City has its own entry rules, so share the estate office's requirements when you book. Goods are packed at your old home with an itemised inventory, carried under a consignment number you can follow, and unloaded in the slot the campus gives. If you are bringing a car, it follows on a vehicle carrier.
