Shifting homes in Mahad
Mahad, an old market town on the Savitri, carries a lot of history for a small place. Raigad fort, Shivaji Maharaj's capital, stands over the valley about 25 km away, and in 1927 Dr Ambedkar led the Mahad Satyagraha at Chavdar Tale, the tank in the old town. The old town has two-storey houses, shops and narrow lanes near the river. Newer apartment blocks stand in Kajalpura and along the highway, and the MIDC at Birwadi has its own colonies.
The Savitri floods. Heavy rain in the ghats and a high tide from the creek push the river into the town, and in July 2021 the market and many ground floors went under deep water. Some older buildings appear on the council's list of unsafe structures before each monsoon, and a family told to vacate one needs to move fast. For a move that means checking ground-floor furniture for damp, allowing for narrow stairs in older blocks, and keeping monsoon dates flexible.
The MIDC, one of the largest industrial areas in the Konkan, has chemical, pharmaceutical, pigment and aroma plants, and it brings chemists, engineers and operators on postings. The taluka offices, courts and colleges bring government staff and teachers. Visitors to Raigad and on the road up to Mahabaleshwar through Poladpur keep lodges and hotels busy. Local families work in the MIDC, in trade or in Mumbai, and many keep the family house while living in the city.

Mahad takes ten minutes to cross when the roads are clear. The old town to Kajalpura is about 2 km and to Birwadi about 6 km, so a flat moves in a day. Mangaon, 30 km north, and Poladpur, 20 km south, are day trips for a loaded truck. Kajalpura

Newer buildings and houses along NH 66, where a 17 ft truck can pull in and get straight back onto the highway, north or south.
Birwadi and the MIDC
Staff housing near the chemical units, behind gates that want passes for the truck and crew. Some units restrict vehicle types, so we ask first.
The Raigad road
Villages and farmhouses on the climb towards the fort, with narrow roads and bends. A smaller vehicle goes up, and weekend crowds at the ropeway slow the last stretch.

Society and building rules
Housing societies in Kajalpura and on the highway ask that the secretary hears in advance, that maintenance is paid and that loading happens by daylight, and tenants are sometimes asked for the landlord's consent. If your building has been declared unsafe, the society or the council may set a date to vacate, so book as soon as it is known. MIDC company housing is vacated through the employer, with an inspection and a gate clearance. In an old house the family decides, but neighbours sharing a staircase or lane should hear about the day.

Where the truck can stand
On the highway and the MIDC roads a 17 ft truck has space. Around Chavdar Tale and in the market, the streets are narrow and crowded, and a pickup does the shuttling. Kajalpura's lanes are tight where cars park on both sides. On the Raigad road the bends and gradients suit a smaller vehicle. When flood water goes down, the low roads stay muddy and littered for days, so the vehicle and the route are chosen after a look.

Traffic and timing
The market is busiest from late morning, and the highway through Mahad backs up at the Savitri bridge and near the MIDC at shift times. The coronation day at Raigad in June brings large crowds up the fort road, and Chavdar Tale fills on 20 March, Mahad Satyagraha day, and on Ambedkar Jayanti. Ganeshotsav brings families home from Mumbai. Choose a weekday morning away from these dates.

Weather and the months to plan around
Mahad's monsoon is heavy, and the town sits where the Savitri and its tributaries collect water from the ghats, so floods come fast. In a bad July the water can reach the market within hours. The enclosed valley also makes Mahad hotter than the shore in summer, often above 38°C in April and May. The Varandha ghat east of town has been closed to heavy vehicles in some monsoons. November to February, dry and cooler, is the time to plan a move.

Our building in Kajalpura has been declared unsafe. What should we do first?
Book the survey as soon as you have the vacating date, so the crew is fixed before the deadline. Have the new home ready, since the goods go straight there. In a building like that the crew carries everything down by hand, and fragile things are packed first in case the date is brought forward.
Is it safe to move in Mahad during the monsoon?
Inside town it can be done, with care over the dates. We watch the rain and the Savitri before the day and keep a spare date in case the market floods. Everything gets a plastic layer under the wrap. A move over the Varandha or Ambenali ghat in heavy rain may need a wider delivery window, or the longer route by the highway.
