Khed in Ratnagiri district is a taluka town on the Jagbudi, where NH 66 comes down from the Kashedi ghat, and it has nothing to do with the Khed taluka around Rajgurunagar on the Nashik highway. The old market runs along the river, with shops below and families above, and older tiled houses stand on the lanes behind it. Newer apartment buildings have spread towards Bharane Naka on the highway and along the station road, and the villages around sit among hills of mango and cashew.
The Jagbudi sets the rhythm of the monsoon here. It rises quickly after heavy rain on the hills, and in bad years it has entered the market and kept shops under water for many hours, while traffic on the highway bridge was stopped. Houses near the river keep their valuables upstairs through July. For a move that means planning riverside homes for the dry months where possible, and giving furniture from damp ground floors extra protection.
The Lote Parshuram MIDC, between Khed and Chiplun, is a large chemical estate, and its units bring chemists, engineers and operators who live in Khed, in Chiplun or in company colonies near the estate. Teachers and government staff come to the taluka offices and schools. Khed's school leavers mostly look to Mumbai for work, and retirees come back to family houses in the villages. Dapoli, on the coast, is reached by the road west.

Lote, about 15 km off, and Chiplun, 30 km, are day jobs too. Shops with homes above them along the river, busy from 10 am and the first part to flood. A pickup works the lanes early while the truck waits outside.

Society and building rules
The newer buildings around Bharane Naka have small societies that like notice of the date, settled dues and a daylight slot, and they may ask a tenant for the owner's written consent, which takes time when the owner is in Mumbai. Company colonies at Lote follow the employer's process, with an inspection and a clearance before the keys go back. An old house in the market or the villages needs only the family's decision, and a word with the neighbours if the lane will be blocked for a few hours.

Where the truck can stand
NH 66 and the station road give a 17 ft truck no trouble. In the market, lanes are narrow and one-way in places, and a pickup does the shuttling. The Dapoli road narrows through the villages, and the lanes to houses among the orchards are too tight for a truck. At Lote the truck parks where security directs. When the Jagbudi rises, the approach to the market can close, and we wait for the water to go down before trying to reach it.

Traffic and timing
The market is busy from 10 am to evening. In the days before Ganeshotsav, the flood of cars and buses bringing families down from Mumbai turns the Kashedi ghat into a crawl. Shimga brings palkhi processions to the villages in March. Shift changes at Lote affect the road to the estate. The best time is a weekday morning in the dry season, with the truck loaded before noon.

Weather and the months to plan around
Between June and September Khed is soaked, and the Jagbudi can cross its danger mark within a day of a hard spell on the hills. Humidity stays high for months, so cartons, bedding and wooden furniture are wrapped with a plastic layer, and nothing packed is left standing on a wet floor. April and May are humid, with afternoons in the mid to high 30s. The mild, dry winter from November to February is when a move goes most smoothly.

Yes. Mumbai is about 220 km up NH 66, so a flat loaded here in the morning is unloaded there late the same day or early the next, depending on the society's hours. The Kashedi ghat is slower in rain, and the week before Ganeshotsav is the worst time for the highway. Share your Mumbai building's rules before we fix the day.
The Jagbudi flooded our house last year. Should we wait for the dry season?
If you can, yes. A move between October and May avoids the risk of water in the market on the day, and damp furniture has time to dry out, which makes it safer to take apart. If you must move in the monsoon, we keep a second date in reserve and pack with a plastic layer.
I work at the Lote MIDC and have been transferred. What paperwork do you need?
Three things: how your employer wants the invoice made out, the day your quarters or flat must be handed over, and when you join at the next plant. The GST invoice and inventory can carry the company's name. If you live in a company colony, send us the gate rules, and we get the passes arranged before the truck arrives.
Do you cover the villages on the Dapoli road?
Yes. Many houses there are among orchards, down lanes between laterite walls that a truck cannot use. The truck is parked on the Dapoli road itself, and the goods cover the final stretch by pickup or by hand, planned once we have seen the approach on video.
