Shifting homes in Kottayam
Kottayam is a town of newspapers, churches, rubber and books. Malayala Manorama and Deepika are published here, DC Books began here, the Rubber Board has its headquarters in the town, and CMS College, founded in 1817, is among the oldest colleges in India. The centre, around Baker Junction, the KSRTC stand, Nagampadam and the Collectorate, is busy and compact, and the residential areas of Kanjikuzhy, Kodimatha, Kumaranalloor and Muttambalam spread over low hills around it.
Houses here are large and family owned. Many belong to Syrian Christian families whose children work abroad, as nurses in the Gulf, Britain or America, or in Bangalore, and a house may be let or locked for years at a time. East of town the land rises into rubber, with estate bungalows and old farmhouses along the roads to Pala, Erattupetta and Kanjirappally, some with a smokehouse for rubber sheets beside the kitchen. West, towards Kumarakom and Vembanad Lake, the ground is low and floods.
Moves here come from a few directions. Families shift from an ancestral home into a new house or a flat in town, or send part of a household to a child in Kochi or Bangalore. MG University at Athirampuzha and the Medical College at Gandhinagar bring faculty, doctors and students. The Rubber Board, the Rubber Research Institute, banks and state offices send staff on transfer, and estate managers move between plantations in the hills.

Distances in town are short, with Baker Junction to Kanjikuzhy about 3 km and Nagampadam to Puthuppally around 9 km, so a flat or small house changes address in a day. Estate moves are longer: Pala is about 28 km and Kanjirappally about 38 km on winding roads, and a big house there is packed over two days. Traffic backs up on MC Road at Baker Junction, Nagampadam and Kodimatha, and on KK Road at Kanjikuzhy, most of all in the Sabarimala season.

Baker Junction and Nagampadam
The centre, with the KSRTC stand, the railway station and busy junctions. A lorry can stop only briefly on MC Road, so loading is done early from side streets.
Kanjikuzhy and Muttambalam
Residential areas on the KK Road side, with houses on slopes and newer flats. Some drives are steep, which adds time to the carry.
Kumaranalloor and Gandhinagar
Houses and flats around the Medical College, with hospital traffic on the main road. Student and doctor moves bunch when courses begin and end.
Kodimatha and Thiruvathukkal
Low-lying areas near the Meenachil and the canals, west of the centre. Water rises quickly in a heavy spell, so the date follows the forecast.
Puthuppally and Manarcaud
Old family houses among rubber on the eastern side, with narrow roads and long drives. A smaller truck often reaches the house better than a large one.
Pala and the estate roads
Estate bungalows and plantation houses on hill roads towards Pala and Kanjirappally, with bends and gradients that limit truck size.

Society and building rules
Most moves are out of independent houses, where the owner or a relative holding the keys decides. When the owners live abroad, settle their consent and the handover over a call before booking. Apartment blocks in Kanjikuzhy and near Baker Junction want notice, the maintenance paid and a daytime move. Medical College, university and Rubber Board quarters have their own inspection. Estate bungalows belong to the company, and the manager's handover sets the date.

Where the truck can stand
MC Road and KK Road take a full-size lorry, but a loaded one cannot wait on them. Residential lanes in Kottayam are narrow, often sloping, and lined with compound walls and rubber trees, and many do not let a 17 ft truck turn. The lorry parks at the nearest wide point and a smaller vehicle does the rest. Estate roads have tight bends and gradients, and in the monsoon their edges give way. In the low western areas a flooded lane can cut a house off for a day.

Traffic and timing
From mid-November into January, the Sabarimala pilgrimage makes the roads their busiest. Kottayam railway station is a main arrival point for pilgrims, KK Road towards Erumely and Kumily fills with pilgrim vehicles, and the Erumely Petta Thullal in January is especially crowded. The Ettumanoor and Thirunakkara temple festivals, and the Manarcaud church's Ettunombu feast in September, close nearby roads. Weekday mornings outside those periods are the simplest.

Weather and the months to plan around
Kottayam is soaked by the southwest monsoon from June to September, with more rain in October and November. The Meenachil and the canals rise fast, and the western side towards Kumarakom, Kodimatha and Thiruvarppu floods after a few heavy days, as it did badly in 2018. Hill roads to Pala and beyond can see landslips. Damp gets into wood, books and fabric, so everything is wrapped against moisture. January to March is dry and the easiest time.

Kottayam's children leave for Kochi, Bangalore and abroad, and moves out of town often send part of a family house to one of them. Kochi is little more than an hour away, Thiruvananthapuram and Thrissur are a day trip, and Madurai lies over the hills through Kumily.

Our family house is locked while we work in the UK. Can a relative handle the move for us?
Yes. The survey can be a video call with you and the relative together, and the written quote and inventory go to you both. On the day, the relative lets the crew in and checks the list. If goods are going to more than one place, each address is priced separately, and the invoice can be in your name.
Is the Sabarimala season a bad time for a move?
It is a busy one. From mid-November to January, pilgrims arrive at Kottayam station and travel on KK Road towards Erumely and Kumily, and those roads are heavy with traffic day and night. A move within town is fine with an early start, but one along KK Road is better outside the peak days, especially around Makaravilakku in mid-January.
Our estate bungalow near Kanjirappally is on a steep road. What size truck will come?
Whatever the road allows, which is often a 14 ft truck or smaller. Estate roads have tight bends and soft edges, and a long truck can get stuck on a turn. After looking at the road during the survey, we plan either one smaller truck making two trips or a small vehicle ferrying down to a larger lorry where the estate road meets the highway.
Our house in Kodimatha floods in heavy rain. When should we move?
Between December and April if you can, when the Meenachil and the canals are low. In the monsoon a few heavy days can put water in the lane and on the ground floor, and moving out while it is rising is risky for your goods. With a fixed date, the forecast decides the order of the day: things come off the floor first, and loading waits for a dry window.
