The highway to Nashik cuts along the town's edge, lined with shops, showrooms and hotels, and the newer colonies have spread out behind it and towards Ghulewadi, with bungalows, row houses and small apartment buildings.
It is a prosperous taluka town built on cooperatives. The sugar factory, the Rajhans milk dairy and the cooperative banks employ a lot of people, and the farms around grow cane, onions and vegetables. Amrutvahini's engineering college and several others bring in students and staff, and the town is the trading centre for the Akole hills and the villages around. Its business families are settled, and their houses are full.
People move out of Sangamner for jobs and study in Nashik and Mumbai, and come back to build houses when they retire or set up in business. Students move in and out every semester. Because the town sits on the main highway to Nashik, plenty of moves pass through it. We quote after seeing the house, since a family bungalow and a student room are very different loads.

Sangamner is mostly independent houses, so a society is rarely involved. Where there is one, in the few apartment blocks behind the highway, the secretary should be told the date, and some ask for maintenance to be paid up. College hostels and staff quarters have their own vacating process through the college office. Tenants should settle the deposit and the keys with the owner, who usually lives in town.

Where the truck can stand
In the newer colonies, Ghulewadi and along the Akole road, a 14 ft truck reaches most gates. The old town is tight, its lanes crowded with shopfronts and far too narrow for a lorry, so the truck parks outside and a tempo makes the short trips. On the highway frontage the truck is kept off the carriageway and loads from a service lane or a side street. Unpaved plots on the edge of town are fine when dry.

Traffic and timing
The highway through Sangamner carries heavy traffic at all hours, and it is slowest where it meets the town near the bus stand. Shops in the old town draw crowds from about 10 in the morning. The last fortnight of each semester fills the Ghulewadi side with student moves. On Ganesh festival evenings the central roads are given over to processions. Early mornings and weekdays are the easiest time to load.
