Panvel is two towns side by side. The old one, around the bazaar, the ST stand and Vadale lake, is a Raigad market town of two and three storey buildings with shops below and narrow lanes between them. The new one is CIDCO's: New Panvel, Kamothe and Kalamboli laid out in numbered sectors with low-rise blocks and mid-rise societies, and further out Karanjade and Taloja, where towers have gone up in recent years for people who work in Navi Mumbai or ride the Harbour line to Mumbai.
The new towers in Karanjade and Taloja are often recently handed over, with the builder's office still running the lifts and the gate and no society formed yet. The CIDCO blocks in Kalamboli and Kamothe are often walk-ups, so furniture is carried down by hand. In the old town the buildings are small, but getting a truck anywhere near them in market hours is hard, and a tempo does the lane.
Work is close by. Taloja MIDC has chemical and pharmaceutical plants, the iron and steel market at Kalamboli draws trucks from across the state, container yards line the road to the port at Nhava Sheva, and the new airport has opened at the edge of the city. Panvel junction also sends trains down the Konkan line, and families from Raigad and Ratnagiri have settled here to be near both Mumbai and home.

Old Panvel and the bazaar
Two and three storey buildings with shops below, around the ST stand and Vadale lake. A tempo does the lanes, and early morning is the only easy hour.
New Panvel and Khanda Colony
CIDCO sectors with wide roads and a mix of walk-ups and societies with lifts. The truck stands at the gate without trouble.
Kamothe
Busy sectors off the Sion-Panvel Highway, with cars parked along both sides of the inner roads. A 14 ft truck fits better than a larger one.
Kalamboli
CIDCO housing near the steel market and the start of the expressway. Heavy trailers use these roads all day, so the truck is kept off the main junction at peak times.
Karanjade and Palaspe
Newer towers on the Mumbai-Goa highway side. Many have just been handed over, so the builder's office books the lift and keeps the gate register.
Taloja Phase 1 and 2
Tall towers near the MIDC and the metro line to Pendhar, with wide roads and loading room, though some approach roads are still being finished.

Society and building rules
In a newly handed-over tower in Karanjade or Taloja there may be no society yet. The builder's site office runs the lift, keeps the gate register and sometimes asks for a deposit, so book with them a few days ahead. Established CIDCO societies in New Panvel and Kamothe want a letter to the secretary and cleared maintenance before the watchman lets furniture out. If you are a tenant, carry the owner's permission letter, since several societies here check it at the gate.

Where the truck can stand
Sector roads in New Panvel, Kalamboli and Taloja give a 17 ft truck space to park at the gate. Kamothe's inner roads are tighter with parked cars. Old Panvel is the hard part: the bazaar lanes take a tempo at best, and the main truck waits out on the Uran road or the highway. Around Kalamboli, container trailers park along the roadside, so we fix where the truck will stand before the day.

Traffic and timing
The Kalamboli junction, where the expressway, the Sion-Panvel Highway and the port traffic meet, is slow from early morning, and the Panvel flyover and Kamothe junction jam in the evening. Loading at 9 am and moving by noon works well. Before Ganeshotsav and on long weekends, traffic heading down the Mumbai-Goa highway to the Konkan fills Palaspe and the roads around it for a day or two, so avoid those dates if your move is on that side.

Weather and the months to plan around
Panvel gets the heavy Raigad monsoon, with rain off the Sahyadri from June to September. The river through the old town rises in hard spells, low sectors in Kalamboli hold water, and the unfinished roads around Taloja and Karanjade turn to mud. Everything is wrapped against the damp, and a date can move by a day if a red alert is out. From November to February the weather is dry and pleasant, and April and May are hot and humid.

Our tower in Taloja was handed over recently and there is no society yet. Who books the lift?
The builder's site office, in most projects. They hold the lift keys, the gate register and the rules on shifting hours until a society takes over, and some ask for a deposit. Give them the date and the truck number a few days ahead, and we call the site office the day before to confirm the slot.
Can you move us from Panvel to our home town in the Konkan?
Yes. Chiplun is about 210 km and Ratnagiri about 300 km down the Mumbai-Goa highway, with ghat sections on the way, so the goods usually arrive the same night or the next morning. In the monsoon we allow a wider window and wrap everything for rain, and around Ganeshotsav we avoid the highway altogether because of the crowds heading home.
Can a truck get into the lanes near the Panvel bazaar?
Not a full-size one. The main truck stays out on the Uran road or the highway and a tempo works the lane, with the crew carrying from your door to the tempo. Early morning, before the shops open, makes this much quicker, and the tempo trips are counted in the quote.
We live in Kalamboli near the steel market. Does the heavy traffic affect the move?
It affects the timing more than anything else. Trailers and steel trucks crowd the roads around the market and the expressway junction from early morning, so we plan the loading around the worst of it and keep our truck off the main road. Inside the residential sectors it is an ordinary move.
