Khopoli is an industrial town at the bottom of the Bhor ghat, where the old Mumbai highway and the expressway come down off the Sahyadri. It grew around Tata Power's hydroelectric station, fed by pipes that run down the hillside from the lakes above, and then around the steel and engineering plants along the Patalganga. Housing follows the work: company colonies with numbered quarters, older buildings near the station and the bazaar, and new residential towers along the old highway sold to buyers from Navi Mumbai and beyond.
Each kind of home is its own job. A company quarter has a gate, a security register and a handover date, and the load is usually lighter because the colony supplies some furniture. An old building near the bazaar has a narrow stair and no lift. A new tower may have a service lift that the builder still controls, since some projects here are only partly occupied and the association has not been formed. The survey works out which of these you live in before the vehicle is chosen.
Transfer orders move the plant engineers in and out, and commuters use the suburban line from Karjat, which ends at Khopoli. Imagicaa and the resorts along the highway employ hospitality staff, and the Patalganga MIDC at Rasayani employs many more. The Tata Power colony
Numbered quarters inside the company campus near the power house. Security clears the truck at the entrance, and the loading day follows the date the quarters are due back.
Khopoli station and the bazaar
Older buildings and shops around the station and the market road. The lanes fill with shoppers and autos soon after 10 am, and a smaller vehicle does the carrying.
Shil Phata and the old highway
Newer towers and societies along the old Mumbai highway, most with a lift and a gate. Heavy traffic off the ghat passes the gates, so the truck loads inside the compound.
Lauji
A newer residential side of town near Lowjee station, with mid-rise buildings and wider roads where a 17 ft truck usually reaches the entrance.

Society and building rules
Company colonies want the quarters emptied, meters read and keys returned on a date the estate office fixes, with the vehicle number and crew names sent in advance. Societies on the old highway ask for the secretary's permission and cleared dues, and a tenant may need a letter from the owner. In a project still being handed over, the lift keys and the gate are with the builder's people on site, so check with them before the day. The old buildings near the station have no office at all.

Where the truck can stand
A 17 ft truck handles the old highway, the colony roads and most compounds at Shil Phata and Lauji. The bazaar lanes around the station do not, so the truck waits near the highway and a smaller vehicle shuttles. On the old highway itself a truck should not stand on the road, because heavy vehicles come off the ghat at speed, and loading happens inside the gate. Colony gates keep their own hours, and the truck has to be out before they close.

Traffic and timing
The old highway is heaviest in the morning and evening, and at weekends when cars from Mumbai head for Imagicaa, the resorts and the climb to Lonavala. Shift changes at the plants add a burst of buses and two-wheelers. Ganeshotsav processions close the bazaar roads for an evening or two. A weekday start at 7 am, with the truck loaded before the midday heat, is the easiest arrangement.

Weather and the months to plan around
Khopoli gets the full force of the monsoon as clouds pile up against the ghat, and from June to September the rain is very heavy and the Patalganga runs high. Mist and landslips slow the ghat road above. Summer is the other problem: the town sits low and enclosed, and afternoons in April and May can pass 40°C, so loading starts early and electronics are not left in a closed truck at midday. Plan for the dry, mild stretch from November to February if you can.

Our tower on the old highway is still with the builder. Who books the lift?
Usually the builder's site office, until the society is formed and takes over. Ask them for a slot and whether workers are using the lift that day, and keep the possession letter ready in case the gate asks for it. Whoever runs the gate gets our truck's registration and the list of crew, and the lift car is padded before the first load goes in.
Do the plant colonies need a gate pass for the truck?
Most do. Colony security usually wants to know the lorry's number, see the driver's licence and hold a crew list some time before the day, and a few also want a no-dues slip from the estate office. Pass on the colony's rules when you book and we get the details in early, so the truck is not held at the gate while the day runs out.
Can you move us up the ghat to Lonavala during the monsoon?
Yes. It is only about 15 km, and a house is loaded and unloaded the same day. The climb is slow in heavy rain and mist, so we drive it in daylight, and every piece gets a waterproof sheet under its outer wrap. Lonavala's own lanes can be steep and narrow, so share the new address early for a look at the approach.
Is May too hot for a move in Khopoli?
It is hot, but workable if the day is arranged for it. The crew is at your door around 7 am, clears the rooms that catch the sun before they heat up, and tries to close the truck by midday. The television, the fridge and the polished furniture wait in the shade of the house until the very end, never in a closed truck. If the new home is nearby, the unloading can wait for the cooler evening.
